For mortgage brokers who interact with private investor-lenders (like MortgageQuote), there are specific standards that must be complied with at all times and MortgageQuote PLS is the ONLY mortgage broker and lender in Canada that is certified compliant to the required standards in 3 major jurisdictions: Alberta, British Columbia and Ontario.
Further, our errors and omissions coverage is specifically designed for a company whose primary transactions are non-institutional, so you can focus on fulfilling normal lender submission requirements and your fiduciary or non-fiduciary obligations to the applicant.

What is a True Private LenderTM? Any lender that is NOT: a bank, treasury branch, credit union, loan corporation, trust corporation, insurance company or mortgage investment company, nor any person primarily engaged in the business of making loans. All private mortgage transactions are designated and processed as "co-brokered" transactions; this is not the same as if you are dealing with institutional investors. This is the definition that MortgageQuote applies when referencing "private lender", "private mortgage". This is pursuant the definition provided by PEMI® Private Equity Mortgage Institute.

As in most "good" potential private mortgage transactions, getting a lender's interest is far easier than keeping up with regulatory compliance requirements. This is important because private mortgage transactions have the potential to become "litigation time bombs" - and worse. In cases where "deals go bad" and litigation follows, lawyer's are asking: "did the participating brokers adhere to all regulatory origination, private lender and co-broker operating and disclosure requirements" - from the outset? If the answer is negative, or if there is no objective evidence to demonstrate that correct procedures were followed during all stages of the transaction (whether or not the mortgage was funded): origination, underwriting and completion, then a lawsuit may be pursued resulting in an errors and omissions claim for some, or all brokers, involved in the transaction.
Finally, all private mortgage transactions are designated as "co-brokered" transactions. MortgageQuote acts for the investor-lender and the originating mortgage brokerage acts for the mortgage applicant, so your jurisdiction's co-broker regulations will apply.

2. Your Dedicated Underwriting Office is open 6 days per week from 8 AM MST to 2 AM MST.
All applications are forwarded to both the Underwriting Team and an "on call" Business Development Officer. Contact a BDO by emailing underwriting[at]mortgagequote.ca.

3. Ask your Broker to set up an account with us.
You may also need to contact your Broker to ensure your brokerage has an account with us. Ask your broker if they are set up with MortgageQuote Canada Private Lending Services. If not, please notify our BDO and we will contact your brokerage firm to set up an account. It takes less than 30 minutes.
